(1) Jumbo 30-year Fixed Purchase loan product has a minimum loan amount of $647,201 and requires a minimum credit score of 680 for loans less than $850,000. Loans from $850,001 - $1,000,000 require a minimum credit score of 720. Based on a loan to value of 97% and loan amount of $654,750. The effective interest rate as of January 21, 2022 is 3.625% with an Annual Percentage Rate (APR) of 4.159% and includes Mortgage Insurance Premium. Monthly payment is $2,985.77 for months 1–359 and $2,984.33 for month 360. Monthly payment disclosed is principal & interest and does not include taxes and insurance.
(2) FHA 30-year Fixed Purchase require a minimum credit score of 610. Based on a loan to value of 96.50% and loan amount of $250,900, the effective interest rate as of January 24, 2022 is 3.125%, with an Annual Percentage Rate (APR) of 4.214%, includes Mortgage Insurance Premium. Monthly payment is $1,074.79 for months 1-359 and $1,077.10 for month 360. Monthly payment disclosed is principal & interest and does not include taxes and insurance. Federal Housing Administration (FHA) loans require taxes and insurance to be impounded per month. For the 100% Financing 30-Year Fixed product, based on a loan to value of 100.00% and loan amount of $250,000, the effective interest rate as of January 24, 2022 is 3.750%, with an Annual Percentage Rate (APR) of 4.533%. Monthly payment is $1,157.79 for months 1-359 and $1,157.17 for month 360. Monthly payment disclosed is principal & interest and does not include taxes and insurance.
(5) 15/15 Jumbo Adjustable Rate Mortgage (ARM) rate is variable and can increase one time in year 16 of the loan and has a 6% interest rate adjustment cap. The new rate will be based on the current index at that time (weekly 10-year U.S. Treasury average, plus a margin of 1.310%). ARM loans are amortized over a 30-year term. APR (Annual Percentage Rate) as low as 3.537% is fixed for the first 15 years, loan based on 80% loan-to-value or less and credit approval. Rate is as of January 24, 2022 and subject to change without notice. For a $650,000 loan, payments for years 1-15 is $2,760.24. On a fully capped interest rate of 10.000%, payment for years 16-30 is $2,784.34. The adjusted payment example for years 16-30 is based on the current index as of January 24, 2022, plus margin. The actual index rate at the time of adjustment may be higher. The rate may vary depending on each individual’s credit history and underwriting factors.
