No Points, No Fees 5/1 ARM 30-year refinance: As low as 3.687% APR for $250,000 loan based on 80% loan-to-value or less and credit approval, monthly payment is $1,229.85 for months 1-60; $1,121.35 for months 61-360. 5/1 ARMs are fixed for the first 5 years, subject to change annually thereafter, and have the following interest rate adjustment caps: 2% maximum initial adjustment, 2% maximum on adjustments thereafter, and 5% lifetime interest rate cap. No Points, No Fees 7/1 ARM 30-year: As low as 4.245% APR for $250,000 loan at 80% LTV, monthly payment is $1,248.21 for months 1-84; $1,218.41 for months 85-359; and $1,219.60 for month 360. ARM loans are amortized over a 30-year term. 7/1 ARMs are fixed for the first 7 years, subject to change annually thereafter, and have the following interest rate adjustment caps: 5% maximum initial adjustment, 2% maximum on adjustments thereafter, and 5% lifetime interest rate cap.
**15-year fixed refinance: As low as 3.581% APR for $250,000 loan based on 80% loan-to-value or less and credit approval, monthly payment is $1,787.21 for months 1-179; $1,786.44 for month 180. 30-year fixed refinance: As low as 4.297% APR for $250,000 loan at 80% LTV, monthly payment is $1,229.85 for months 1-359; $1,229.83 for month 360. The rate may vary depending on each individual’s credit history and underwriting factors. Financing available up to $424,100 (or the conforming loan limit for your county) for owner-occupied California primary residence properties only. Property insurance required.
